I have done this many, many times to find cash buyers I have posted ridiculous ads like 5/3 3,600sqft with pool and 5 acres $40,000 cash! Guess what buyers list now consist of 36 cash buyers 7 are private Hard Money Lenders 2 lend 100%(meaning they pay down payment and rehab up to 70% LTV). So as evil as misleading as it sounds it serves its purpose.

I know that there are who talk about placing fake newspaper ads, craigslist ads and even posting bandit signs about property for sale when you really have none. To be completely frank, i think these suggestions are made by people who make more money selling goods and ideas to unsuspecting people than they do actually transacting real estate.

Under no circumstances would I ever tell someone to place fake Craigslist ads. There are simply too many investors our there looking for good deals and if you find one and get it under contract, you done the hardest part. If you have a deal, you can find a buyer. In no time I had a website up eagerly attempting to advertise properties that I didn own to consumers. I wanted to make sure that I wasn doing anything illegal so I spent several hours researching FTC rules Air Max Classic 90 and BBB guidelines. Before I knew it, I was trying to convince myself that I wasn actually trying to bait consumers. So I really glad I found this forum. After reading these posts, I knew that if kept advertising my "properties", I would feel really petty. I stopped my ads and changed around my website to let viewers know what was really going on. I realized that it not about taking this sub par method of building your buyer list and pushing it to its legal limits. The point is to understand how unprofessional and unethical this method is to attract and build relationships with buyers. It a deal and we are both trying to make a profit. But we need to interact with each other in all honesty, sincerity, respect, and trust. This bait advertising creates a bad representation for legitimate wholesalers who aren luring their customers and are being labeled as deceitful and untrustworthy. It not fair or worth it to be dishonest. There are cleaner, more fun ways to make money.

I will say that since the ads achieved there purpose I no longer use these, I know have a a landing page I use a website a called, "Fast Equity Network" and "Endless Equity Source" it reads Join Our Buyers List and be the first to receive our exclusive bargains before they reach the public.

I would not brag about using the bait and switch method to get buyers on your list. I feel that being dishonest will usually come back to hurt your business, and maybe its just me, but I think posting fake ads to attract buyers is very dishonest.

So once again it does work but make you really have deals to offer and once you achieve a goal stop don abuse it. Create the squeeze page that way buyers have an actual option to opt in or not
